How to Get a Kansas Real Estate License

The basic requirements to be eligible
to obtain a real estate license in Kansas are:
 

You are at least 18 years of age.

You have a high school diploma or equivalent.

You have NOT been convicted of certain felonies within a specific time-frame.

 

The steps required to apply for licensure by the
Kansas Real Estate Commission (KREC) are:

Successfully complete a 30-hour Principles of Real Estate course from an accredited school and receive a completion certificate from that school.  This certificate allows you to take the State Exam.  (This certificate is valid for 12 months, meaning you have 12 months to pass the State Exam.) 

Pass each of two sections of the State Exam.  You will receive a completion report for each part of the exam.  (These two reports are each valid for 6 months from the date you pass that section.)

Submit to a KBI/FBI criminal background check.  (Your background check is valid for 6 months.)

Complete a 30-hour Practice Course and have a completion certificate. (The Practice Course certificate is valid for 6 months.) 

 Affiliate with a real estate broker.


30-Hour Principles of Real Estate Course Options

Option 1)  Home-Study - $195*
*Plus a $15 shipping/handling fee

You receive the same textbook and course materials as are given to the classroom students.  You also receive a two-part open-book exam.  Read and review the materials in your own time, at your own pace, complete the open-book exam with a score of at least 90% on each section of the exam and you receive your education certificate.  If your score is not 90%, we will tell you which questions you missed and you re-do just those questions.  Once you have achieved a score of at least 90% on both exams, your education certificate is issued.  Your education certificate is valid for 12 months, which means you must pass the State Exam within 12 months. 
 

 
Option 2)  Home-Study PLUS - $195
You attend a one-day or a two-day live classroom presentation (contact KAR for schedule) then complete the course by home study.  You read and review the course materials in your own time, at your own pace and take practice quizzes.  Once you complete the open-book exam with a score of at least 90% we will mail your education certificate.  Your education certificate is valid for 12 months, which means you must pass the State Exam within 12 months.

The Kansas Association of REALTORS® will give you, along with your Certificate, a Candidate Handbook containing information on scheduling the State exam.  You may also download the handbook at www.pearsonvue.com (click on Test Taker Information, Kansas Real Estate, and Candidate Guide). The handbook should be read thoroughly to understand the examination procedures. 
 
Kansas State Exam - $75
You must pass the State Exam within 12 months of the date on your education certificate. 

You make an appointment with Pearson VUE to take the State Exam, at a cost of $75.  You must pass this timed and closed-book exam with a score of approximately 75% on each section (State and National) of the two-part exam. Once you pass either the State or the National section of the exam, a certificate will be issued for that portion of the exam.  If you passed both sections of the State Exam your certificates are valid for 6 months.  If you passed only one section of the State Exam you must pass the other section and complete the application process before the first certificate expires.  If you don't complete your application process within this 6-month time frame you will need to begin the process again. 
 
 
30-Hour Practice Course - $135*
*Plus a $10 shipping/handling fee

You are also required to take a "30-Hour Practice Course" from an accredited school.  We offer this course in a home-study format. You receive a course book and an open-book test with multiple choice options.  You need to achieve a score of at least 90% to pass.  If you don´t pass we will tell you which questions you missed and you will re-do just those questions.  Once you pass the open book test (you have achieved a score of at least 90%) we send you a copy of your Practice Course certificate.   A copy of this Practice-Course certificate must be sent to KREC as part of your application.  Your Practice Course certificate is valid for 6 months

KBI/FBI Criminal Background Check - $64 (cashier's check or money order payable to KREC)

A KBI/FBI criminal background check is also required as part of the licensure process.  We will furnish you with the finger-printing/background kit, you may request a kit from the Kansas Real Estate Commission, or you may pick one up at the PearsonVue testing center when you take the State Exam.  Your criminal background check will be valid for 6 months.
 
 
License Application - $15
License Fee - $100

After you pass the State Exam you must*affiliate with a Broker and apply for your license with the Kansas Real Estate Commission (KREC) within 6 months of passing the exam (before any of your certificates expire). You will need to send to KREC the Education Certificate you are issued when you complete the Principles of Real Estate course, the two forms PearsonVue will give you when you pass the two sections of the State Exam, a copy of your Practice Course certificate, submit your KBI/FBI criminal background check (if not already submitted) along with the application fee (currently $15), and your license fee, payable to KREC.  Your license fee is $100 and will be pro-rated at the time of application with specific amount due dependent upon where you fall in the renewal cycle. 
 
 
*Affiliating with a Broker

Kansas requires that you work under the umbrella of a broker for a minimum of 2 years.  You don't need to affiliate with a broker before you can proceed with any of the steps prior to submitting your application, but you will need to be affiliated before you can actually apply for your license.  If you don't already have a broker in mind, we suggest you call 3-5 brokers in your area and set an appointment to interview for possible affiliation.  Below is a partial list of questions you may wish to ask during your interview.  You will, no doubt, have questions of your own, but this may help get your list started.  This is the ideal time to ask questions, and the answers you receive may be critical in deciding which brokerage you would like to affiliate with.
 
 
What kind of training / education do you provide?  
Do you have a mentoring program?
What services does your company provide? (i.e. administrative support, health insurance, errors and omissions insurance, etc.)  
Are you a member of the National Association of REALTORS®?  
What is your advertising policy? 
Is there a cost for to me have an office in your brokerage?  
Are there any other costs to me? 
Am I required to put in office time in the brokerage? If so, how much and what specifically are the required tasks? 
How are referrals delegated? 
Do you require a contract with me? 
What is the commission split? 
When are paychecks issued? (i.e. once a month, once a week, after each closing, how long after the closing, etc.) 
Do you hold regular sales or staff meetings? 
Do you provide any legal counseling? 
Do you have an office policy / procedures handbook?
